What we remove
We remove everything that stands between your apartment and its new look — without touching load-bearing structures. Every line below is included in the quote, with loading, transport and disposal already covered. No costs reappear at the end of the job.
- Partition walls (drywall or hollow brick)
- Wall tiles and ceramic flooring
- Laminate, parquet or LVT flooring
- Sanitary fittings, shower trays and bathtubs
- Kitchens, fitted furniture and built-in wardrobes
- Internal doors, frames and skirting
- Plasterboard ceilings and bulkheads
- Light screeds and substrates
- Disconnected legacy plumbing and wiring
- Wallpaper, carpet and adhesives
- Transport and disposal of all resulting debris
- Final site clean-down
Where we stop
We don't do structural demolition. No load-bearing walls, columns, slabs or beams. If your project needs a new opening or a structural wall removed, we say so on day one: it requires a structural engineer, a building permit (CILA-S or SCIA) and a specialised contractor. We can help coordinate, but our name only goes on work where we can guarantee quality and safety: light demolition.
Light demolition of non-structural elements — partition walls, claddings, floors, sanitary fittings, fitted furniture.
Load-bearing walls, columns, slabs, beams — these need a structural engineer and a specialised firm.

Bathroom Strip-out — Before & After

How we work
- 01
Walk-through
Send photos and a floor plan. We come (free) to measure and photograph — we agree what goes, what stays, how debris exits.
- 02
Condominio notice
We notify the building manager of dates and hours. We respect the condo rules: no site work before 8, no drills on Sundays.
- 03
Site setup
Dust sheeting at doors, protection on floors, stairs and lift. HEPA vacuum running.
- 04
Demolition & pickup
We work by zones, not by rooms: claddings first, then fittings, then floors. Debris goes into big-bags or skips — never piled on the floor.
- 05
Clean handover
Final vacuum, documented disposal (FIR), photos of the empty apartment ready for next stages.
Dust & protection
Dust is the real reason demolition has a bad reputation. We treat it as a technical opponent, not a nuisance.
- 01Sealing of unaffected areas with 100-micron polyethylene film and taped seams.
- 02Protection of transit floors (entrance, corridor, common stairs) with technical cardboard and MDF where needed.
- 03HEPA vacuum during and after every cutting or chiselling operation.
- 04Pre-wetting of claddings before removal, to suppress dust at the source.
- 05End-of-day clean-up, not just end-of-job — debris never sits in the apartment overnight.
- 06Lift protection: internal panelling, sealed bags, never loose material.

Waste & paperwork
Demolition debris is special non-hazardous waste: Italian law doesn't allow it in regular bins or generic landfills. We treat it accordingly, and you keep the final document.
- CER codes used: 17 01 07 (mixed concrete, brick, tile and ceramic), 17 09 04 (mixed non-hazardous construction and demolition waste), 17 02 01–03 for wood, glass, plastic.
- FIR (Waste Identification Form) signed at the start and end of transport. We leave you a copy.
- Transporters registered with the Albo Gestori Ambientali — category 2-bis or 4. No anonymous-van handoffs.
- Authorised destination plants — recovery where possible, disposal where required. Full traceability.
- Regular invoice (fattura) with tax-deductibility eligible if part of Bonus Ristrutturazione works.

Where we work
We operate in Bologna city and the nearby comuni, where transit times stay under 30 minutes — and that shows in the quote: no "travel surcharge" creeping up week by week.
Bologna
All neighbourhoods, from balcony houses in the historic centre to 1970s blocks in Bolognina, from San Donato lofts to Murri villas.
Casalecchio di Reno
Meridiana condominiums, single houses on the Reno, converted offices.
San Lazzaro di Savena
Cicogna blocks, 1980s villas, post-purchase renovations.
Valsamoggia
Crespellano, Bazzano, Castello di Serravalle, Monteveglio: detached houses and rural properties to be cleared.
Mappa stilizzata dell’area bolognese con 5 pin (Bologna, Imola, Casalecchio, San Lazzaro, Valsamoggia) e raggio 30 minuti.
For other comuni in the Bologna metropolitan area, ask during the walk-through: we assess case by case.
Timing & price
Typical timing (70–90 m² apartment, full strip-out)
- 01Walk-through: within 48 hours of the request.
- 02Fixed-price quote: within 48 hours of the walk-through.
- 03On-site work: 2–4 working days, depending on cladding volume and access.
How the price is built
An honest quote rests on three line items, not a generic "all inclusive":
Labour
Hours × people × hourly rate.
Transport and disposal
Number of big-bags or skips × plant disposal fee.
Protection and consumables
Sheets, tape, films.
We show them separately. No "lump sum" hiding the margin — see what you're paying for, and why.
Frequently asked questions
- 01Can I stay in the apartment during the work?
- Not advised for small apartments; in 3-room flats it's possible by isolating the work area. We decide at the walk-through.
- 02What if you find asbestos or hazardous materials?
- We stop the site, give you the photo report, and refer you to a licensed firm. No extra cost for the suspension.
- 03How do you handle the condominio communication?
- Letter to the building manager with dates, hours and operator names. We sign it.
- 04Are you insured?
- Yes, professional liability with declared coverage. Policy available on request before contract.
- 05Do you work on Saturdays?
- Yes, where the condo rules allow it. Never on Sundays.
- 06Can the price change at the end of the job?
- No, except for changes you request in writing. The quote is fixed-price.
- 07Can I dispose of the debris myself?
- By law, no — it's special waste. We do it, with FIR and full traceability.
- 08How soon can you start?
- Typically 7–14 days after signing the quote, depending on workload.
